Bali — Bali Villa Hub, a marketplace for long-term rentals, listed more than 3,300 villas across Bali in October 2026, up from about 2,400 in June, according to data reported on Oct. 14. The marketplace’s Oct. 9 listings put the islandwide median asking rent for a two-bedroom villa at US$2,044 a month.
The figures describe advertised prices and available inventory, not completed rental agreements. The Jakarta Post report said development and listings had expanded west through Pererenan, Seseh and Cemagi, and across the Badung-Tabanan border to Nyanyi and Kedungu, suggesting that long-term rental activity is no longer concentrated only in Canggu.
Why the shift matters to foreign residents
For a foreign resident seeking a longer lease, the data point to a broader set of locations but also to meaningful differences between nearby markets. Pererenan had the highest asking rent among the main areas cited, at US$2,414 a month, followed by Seseh at US$2,232. Canggu, Uluwatu and Tabanan were grouped within about US$30 of one another, with asking rents from US$2,039 to US$2,070.
Those amounts are asking rents rather than guaranteed contract prices. The report also said newly listed two-bedroom villas were priced about 5 percent below late-2025 levels. A year paid upfront typically reduced the total by 17 percent, although the article did not identify this as a legal requirement or state that the same terms applied to every listing.
Its figures likewise described listing-price benchmarks rather than completed transactions, providing a different measure of the market from Bali Villa Hub’s islandwide inventory.
