Oakwood Sanur project reaches topping off as bookings hit 20%
Oakwood Sanur’s hotel and residence project reached topping off after bookings reached about 20% since Sept. 1. Handover is targeted for March 2028.

Sanur — Oakwood Sanur’s luxury hotel and residence project in the Sanur Special Economic Zone reached its topping-off stage by Tuesday, Oct. 6, with bookings at about 20% since marketing began on Sept. 1. Investors from Jakarta and Australian expatriates were among those identified as buyers.
The development, owned by PT Jaya Jayabhumi Nirwana and built by state-owned contractor PT Nindya Karya, represents an investment exceeding Rp500 billion (about US$30.4 million). It occupies about 5,000 square meters in Sanur and combines 75 leasehold apartments with a hotel operated by Oakwood.
Prices reported for the residences range from Rp2.6 billion (about US$158,000) for a studio to Rp7.6 billion (about US$462,000) for a two-bedroom unit. The leasehold term is 30 years, with 28 years remaining at handover, according to the reports. The project also includes 144 hotel rooms and is integrated with Bali International Hospital.
Why the Sanur project matters to foreign buyers
The project is part of the growth of Sanur’s health and wellness tourism district. For foreign residents and visitors, the leasehold structure means the units are offered as time-limited occupancy rights rather than freehold ownership. The reported presence of Australian expatriate buyers also shows that the development is being marketed beyond Indonesia’s domestic property market.
Its facilities are described as including a spa, gym, sauna, restaurant, lounge and laundry services. The residence and hotel model is intended to serve both longer-stay occupants and visitors using the Special Economic Zone’s medical and hospitality facilities.
Construction is expected to move into finishing work after the topping-off milestone. The reports say finishing is targeted for December 2027, with unit handover scheduled for March 2028.
